Cancellation Policy

A reservation, whether by letter, fax or telephone is a legally binding contract.  To protect against late cancellation and guests not turning up we are obliged to put the following policy into place.

Your credit card details are required to confirm your reservation.  No charge will be made at this point.  However should you cancel and a charge becomes payable within our cancellation policy, by making your booking, you are consenting to us placing a charge against your credit card should it arise within our terms and conditions.

If you cancel a room after 12pm on the arrival date you will be charged for one nights accommodation per room booked.

If you decide to shorten your stay you must inform us by 12pm on the day otherwise you will be charged the cost of one nights accommodation per room booked.

For group bookings where 2 or more rooms are booked for 3 or more nights 5 days notice must be given when cancelling.  If less notice is given we reserve the right to charge for all rooms if we are unable to re-sell the accommodation.  We will, however, endeavour to do everything possible to try to re-book them.

Your room must be vacated by 11am on the day of departure.  Failure to leave your room by this time will result in additional charges up-to & including the cost of one nights accommodation. 

Any damage occurred during your stay will be assessed and a reasonable charge will become payable to cover any replacement costs or loss of income.

Please note ALL our rooms are non-smoking and any costs relating to damage or odours will become payable.
